"I have been an investor at Coast Capital for about four years and I have been pleased with the returns, which have consistently mirrored the 10% target, at least within a few tenths of a percent.  The key rule that the Fund follows, from my perspective, is the combined loan-to-value lending limit of 75% (and the fund has actually been running nearer 60%).  This means an equity cushion of 25%+ exists for the loan. This is the big advantage of Coast Capital Income Fund over the 100%+ loans that constitute the underlying reason for the residential housing market problem.
